Cons: Management is unresponsive, building is poorly designed, extremely cold, no heating in units, poor air circulation (need 3 AC units to keep it bearable in Summer, drafty windows that let in humidity in Summer and cold air in Winter, pipe buildup that has resulted in sewage overflow in the kitchen. Upstairs neighbors leave kids unattended that have flooded the bathroom and thus flowing into my unit. Other neighbor is a meth addict that stalks you from their window as you exit the building and screams for hours on end. Advice to landlord: Get one or two more staff people, do what you reqsonably can to keep the good responsible tenants happy in their units, and evict the tenants that don't take care of theirs and don't pay their rent.”

Our hot water didn’t work for the first 2 weeks we lived there, now it’s fine but there are days sporadically without hot water. Our washer dryer broke, and it took 2 months to get it replaced. There are random people who smoke weed in the entry way and just hang out. They don’t care about their tenants or maintain the building. A roach in the building will appear once in a while. Advice to landlord: Care about your tenants. Don’t treat them like garbage. Some basic respect goes a long way.”

Major issue with package theft, there are some shitty neighbors in the building who steal with impunity, largely because the landlord refuses to do anything (including cctv footage) unless there is a police report (good luck getting that from the NYPD). Our apartment has a roach issue despite our best efforts to keep it clean. Landlord won’t do anything about it beyond sporadic ‘pest control’ efforts. Our dishwasher has been broken for over three months. Hot water is barely available. Our living room heat baseboard was not functional for months, nor was our intercom. Advice to landlord: Stop being a slumlord!”

It's possible it's just the tenants in 2B, but I'd worry about living below any neighbors here. Also the water is routinely either 80 degrees or 200 degrees. Not possible to take a shower at 9am. Advice to landlord: Please quiet neighbors who receive noise complaints or enforce a minimum carpeted surface rule in the lease.”

Cons: Right off the bat, we were told heat and hot water was included in our rent but come winter we started getting charged for heat. Management said (despite our lease) we were responsible for heat. From the day we moved in we had pest problems. Rats scurrying in the walls, dozens of flies, spiders, and ROACHES. The entire apartment is infested with German roaches. We also had mold that was ignored by management. It took several months for management to take any of our concerns seriously and when they finally replied to us they refused to take responsibility for the issues and would not help us. We moved in at the end of April and I ended up leaving the apartment in December to stay with my family because the apartment was uninhabitable. The landlord offered to let us break the lease at that point but were unwilling to return our security deposit so we said no. Then a couple weeks later the Department of Buildings responded to a complaint we filed and after surveying the apartment the determined it was “perilous to life” and we were told to vacate the apartment. The landlord is letting us break the lease and is returning our deposit. NO ONE SHOULD LIVE HERE. Advice to landlord: Take the health and safety of your tenants seriously.”

Badly constructed in kitchen & bathroom - gaping holes in the cabinets. The bathroom is tiny, making everything prone to mold - management won’t fix the vent in the bathroom and says to just open the window. Mice issues. Listing the apartments with no broker’s fee guarantees that they will always have people clambering to get in (and means they don’t have to fix maintenance issues long-term bc people never renew, so the new people go in blindly). Advice to landlord: Replace the boiler!”

This is a rent stabilized building, primarily, and that’s why they don’t care to keep it up. Advice to landlord: Please sell to someone who cares. This is the filthiest building on the block. The neglect is considered harassment.”

The staff argue when reporting damages , harass tenants. The management stands outside the building to harass tenants. They don’t fix even when begging them , writing to the management yield no positive results . Tom is lazy and acting so VIP? What is his job? Alexis is an abuser period, why is he always outside the building, does he ever work ? Always harassing people outside the building , manipulating HPD inspectors. This guy will cost the landlord millions from just litigation alone. Management like to open doors for strangers into the building without even a tenant knowing . There is no sense of ownership. Advice to landlord: His or her staff is lazy , due to their laziness , repairs are not done in time causing violations. They dismiss tenants and highly disrespectful towards clients. If the management did their job well. When clients ask you to fix something just fix it before the involvement of the courts . The tenants are treated like students in a boarding school. He must speak with Alexis about being professional, respectful or fire this abuser . Why does Alexis must accompanies that do repairs , all he does is to record tenants with his camera. What’s do you do with the recorded content that he has on his personal phone. Is it even allowed to record us in our apartments? Train your staff professionalism, he don’t do any work and don’t respect clients , he verbally abuses clients , accuses clients for things he should be doing . It was an absolute nightmare, and the super was fairly dismissive and at one point, he even said he didn’t believe me. It didn’t help that we had a revolving door of supers. While the building had monthly pest control services conducted, this didn’t do much if the problematic tenants wouldn’t let pest control enter. The problem was finally solved after nearly six months of constant texts and phone calls, when the neighbor agreed to let pest control “bomb” their apartment twice. I also identified where the pests were coming from: behind the washing machine and had the super seal it. Advice to landlord: When your tenant has a concern: believe them, and act rapidly.”

And apparently they would never close the shower and would let water pool al across the floor, which began leaking into our apartment. Also, the outside street is extremely lively and noisy from all of the restarting and bars on the corner. Not a great apartment for sleeping at night. Neither the “owner,” which is an unknown entity, or supers/building managers are very responsive or helpful. In fact, Alexis, the head super was very aggressive and rude when we expressed issues with our apartment. The apartment looks nice but was cheaply made and thrown together, the light fixtures were not installed well and would often loosen up and be left hanging from the ceiling by wires. Advice to landlord: Renovate this building. It’s disgusting! Get rid of the roaches. And respond to noise complaints more efficiently and effectively. I didn’t sleep for months while living in this apartment, which is why I ultimately moved.”

It was one thing when this was over our washer/dryer, but it was negligent when our lock broke, leaving us unable to leave the apartment since we couldn’t get back in. I had to call a locksmith myself. Additionally our bathroom doorknob broke, causing us to set up a primitive way of keeping the bathroom door closed until we figured out how to do it ourselves. Unprofessional on both the Jose Baez and on Coso Apartments for enabling him. Advice to landlord: Hire a more responsible super”
